Why it matters
Every good floor starts underneath
The subfloor is the part nobody sees and everybody feels. Soft spots, rot, movement and high-and-low areas telegraph straight through whatever you lay on top – so a new floor over a bad subfloor fails early. We replace damaged sheathing, screw down movement, and level the surface so your hardwood, vinyl, laminate or tile sits flat and lasts. In a century Ottawa home the gaps between the original board subfloor were left on purpose – for drainage during construction – so they are not damage, even though homeowners often assume they are.

Floor leveling and uneven floors in Ottawa
Uneven floors, slopes and soft spots almost always trace back to the subfloor. We level high and low areas, replace rotten or water-damaged sheathing, and screw down loose panels so your new hardwood, vinyl, laminate or tile sits flat and stays quiet. If you have searched for floor leveling or uneven floor repair in Ottawa, this is the same job.
If there are soft spots, rot, movement or uneven areas, yes. A new floor over a bad subfloor will squeak, gap or fail early.
Can you level an uneven or sloping floor?
Yes. We correct high and low spots and level the surface so your finished floor sits flat. This also catches most uneven-floor problems.
What causes soft spots in a floor?
Usually water damage, rot or a subfloor panel that has delaminated or was never fastened well.
Is subfloor work included when you install a floor?
Basic prep and leveling are part of every install. Major repair or replacement is quoted separately so you can see the cost.
Can you replace just part of the subfloor?
Yes, we cut out and replace only the damaged sections back to sound material wherever possible.
Are you insured?
Yes, fully insured.

Ottawa specifics
What the code and NWFA say about an old board subfloor
Ontario’s Building Code requires lumber subflooring laid at no less than 45 degrees to the joists with boards no wider than 184 mm (OBC 9.23.14.7), and sets minimum panel thicknesses by joist spacing – 15.5 mm plywood at 406 mm centres, up to 18.5 mm at 610 mm. NWFA allows only 3/4-inch solid or engineered wood directly over an existing board floor; thinner materials, including most LVP and laminate, need a minimum 11/32-inch panel overlay fastened to the floor first. One safety note that changes the job: grinding old vinyl tile or its mastic off a slab with a power tool that lacks HEPA dust collection is a Type 3 asbestos operation in Ontario – the most heavily regulated tier – so on pre-1990 floors we test before we cut.
