The owner's duty before you open up an older unit

Before altering an older rental, the asbestos rule is on the owner. Ontario Regulation 278/05 requires the owner to obtain a report on whether materials to be disturbed are asbestos-containing before demolition, alteration or repair – and its own guide lists vinyl floor tile, sheet flooring, flooring backing and tile and carpet mastics among suspect materials, common in units built before the mid-1980s. It is a real reason to test a pre-1990 floor before ripping it out for new LVP, not just tear in. We factor that into the plan so a fast turnover does not become a compliance problem.
